The Brief
Our client’s warehouse was rented to Wincanton on a lease which was due to expire in August 2009. Savills was engaged to enter into negotiations with the tenant and also to market the property for letting in order to secure a new tenant.

The client is a private investor partnership.
Our Solution
We recommended marketing the property to let in January 2009. We also approached the tenant in an attempt to agree an extension to their lease. In June 2009 we agreed a new lease with a new tenant. We also agreed that the existing tenant would remain in occupation until the commencement of the new lease.
How we added value
We identified a tenant and agreed a letting with no void period. We also negotiated a long term lease which is unusual for a property of this size in the current market.
In addition, we concluded negotiations with the previous tenant in relation to dilapidations and agreed the new schedule of condition with the incoming tenant.
