AIB Sale & Leaseback of Various Portfolios

Sale of three portfolios of AIB branches which had a total value exceeding €160 million. The properties extended to 20,000 sq.m in total, comprising 45 individual properties throughout Ireland.

The Brief

The Client engaged Savills to market and advise on the sale and leaseback of three portfolios between 2006-2009.

The client was AIB Plc.

 

Our Solution

We inspected each of the properties in the portfolio's and provided valuation advice and financial appraisals.

We advised clients on lease agreements to be put in place and appropriate rental levels to be applied.

We carried out high profile international marketing campaigns on several portfolios but also had the ability to conclude sales confidentially off market when required.

 

How we added value

We had already advised on both the sale and acquisition of several significant sale and leaseback portfolios.  As a result, we were very familiar with the potential problems that arise and the critical issues that are important to both the buyer and the vendor.

This allowed us to secure the best possible prices within the required timetable, while protecting and enhancing the banks occupational requirements in the future. 

We had extensive experience in project managing the sales process and had the systems and the team in place to efficiently handle instructions involving multiple properties and locations.
