Erneside Shopping Centre is located in Enniskillen, Co. Fermanagh, situated on the shore of Loch Erne. Extending to 115,000 sq ft it is anchored by M&S and Next. Other retailers include New Look, River Island, Monsoon and Superdrug and benefits from 500 car spaces.
The Brief
Appointed approx 10 years ago, Savills provide a management service across all accounting and day to day property management issues. In addition, we formed an integral part of the professional team appointed during a two phased extension/refurbishment programme which was completed by the end of 2008, to help ensure delivery of a successful and sustainable end product..
The Client
Owned by Diageo Pension Trust Ltd, who have held the Centre within its property portfolio for approximately 15 years.
Our Solution
Drawing upon our market knowledge and wealth of experience in managing shopping centres across the UK , we offer a comprehensive management service. Specifically, in the current climate the efficient collection of rent and service charge is crucial and close liaison with the tenants is vital to ensure the performance of the Centre. Carefully targeted marketing/promotion is a key element to drive footfall and maintain the Centre’s profile and we work closely with the marketing team to achieve this objective. All service contracts, including utilities, are competitively tendered and performance closely monitored to ensure best value and level of service is achieved. Mall commercialisation has become an important means of generating additional income and we work with local and national operators to maximise this revenue stream for the Landlords.
How We Added Value
In addition to our ongoing role as managing agent, Savills were appointed in a consultancy role to provide advice during the extension phases. Managing a busy centre during the works presented many operational challenges and regular communication with the tenants was important to ensure they were kept fully informed. A two way process, this afforded us the opportunity to incorporate the retailers feedback, with the result that trade was unaffected during the works.
As tenants continue to focus on service charge costs, regular analysis of expenditure has facilitated delivery of the budget and identified further cost savings throughout the year.
Working in partnership with the centre management team has promoted a pro-active approach to tenant liaison, contractor management and ensuring we deliver an attractive and safe environment for retailers and customers alike
