The Brief
We provide full property management services at the scheme including rent collection, service charge budgeting and management of site staff. We liaise with the clients letting agents and lease advisory consultants in order to ensure the smooth completion of letting deals, rent reviews and lease renewals.

Our Solution
The Hersham Centre is a neighbourhood scheme anchored by Waitrose and provides amenities to the local population such as a newsagent, dry cleaner and optician. We work closely with the onsite centre manager with regard to service provision for tenants and customers alike. Rent collection on behalf of the client is an essential function in order to maintain the income stream. Management and maintenance of the physical fabric of the property is also vital to protect the asset value and insurance cover.
How We Added Value
The centre manager liaises with tenants in order to assess trading conditions and ensure that all operational and facilities issues are attended to. Management of the service charge budget is a key focus in order to save costs for tenants whilst maintaining an acceptable level of service provision. This is of particular importance in a pressured economic climate when operational costs and outgoings have a more pronounced effect on profits. The retention of retailers within the scheme is a key priority and we work with them to ensure tenant satisfaction is achieved.
