Opera Lane is the newest up and coming shopping district in Ireland. Nestled in the heart of Cork City centre in the southern region of Ireland, Opera Lane has become one of the most significant urban renewal projects ever undertaken in the area. The development consists of 19 retail units over 4 floors with the ability to trade from lower ground, ground, and first floor. The development also consists of 61 1 and 2 bed apartments with residential car parking available at sub lower basement.
The Brief
Savills was engaged as sole letting agents not only to secure tenants but also to advise on the design/layout.
The Client
O’Callaghan Properties invested €500 million and have created over 200,000 sq.ft of retail space. O’Callaghan Properties were also the developers of Mahon Point Shopping Centre, one of the top shopping centres in Ireland.
Our Solution
The main aim, in what was a very challenging market, was to secure 2 or 3 pre lets to prime fashion brands that were not in Cork. The aim was to locate these brands at the northern end of the scheme leaving the remaining vacant units between Patrick Street and these brands. We agreed prelets with Topshop, H&M, GAP, and Next and the publicity generated by this attracted further tenants to the scheme such as River Island, Tommy Hilfiger, CC & Viyella, Apple and New Look amongst others.
