The Brief

We were charged with seeking a replacement tenant for the insolvent Habitat Franchisee that was located in the property. We were posed with the problem of seeking a high-class operator that could trade successfully, off the main high street, while increasing capital values.

Our Solution

Our solution was to target new entrants into the Irish market. By conducting extensive research and liasing with our UK offices, we attracted Cult Clothing. Cult Clothing are a highly sought after young lifestyle brand, with stores across the UK. and were recently floated on the London Stock Exchange. Throughout the process we uncovered a number of other high profile tenants that have since transacted properties with us in other locations.

 

How We Added Vaule

We added value for our client, by securing an established extremely profitable tenant, on attractive terms.

Our biggest challenge was maintaining rents and reducing tenant incentive packages. We have secured a strong tenant for our client, and retained the high capital value of their asset.
