The Showgrounds Shopping Centre, located in Clonmel Co. Tipperary, was the only shopping centre to open in ROI in 2009. Anchored by M&S, who opened their store of 23,000 sq.ft in June of 2009 ahead of the Centre opening. Other tenants include Pamela Scott, Villa, Only, Jack & Jones, Golden Disc, Eddie Rockets, First Chapter etc
The Brief
Phase 1 provides 284 car spaces split between roof and surface level with our client currently in planning for Phase 2 of the Shopping Centre, which will include additional anchor and retail units along with cinema and additional car parking.
Savills was instructed as letting agents from the out set of this project. We have advised the client on all matters from the layout and design of the scheme to negotiating deals such as the anchor tenant M&S.

Our Solution
Savills main aim was to secure an anchor with a point of difference. We secured M&S as the anchor, which was a major brand to locate in Clonmel, making it the only M&S in the South East. We moved on from this by securing other well know brands like Pamela Scott, Bestseller, Eddie Rockets, Golden Disc etc as well as some local operators such as Tina’s Flowers and A&E Jewellers.
How We Added Value
Savills has strong relationships with retailers and it is these contacts/relationships that put us in a very strong position in the market. We choose to work with the retailers in agreeing deals to ensure that both Landlord and tenant are happy in order to ensure that the centre and its tenant mix is successful during these difficult times.
