Why rarity drives values for coastal and waterfront homes across Ireland

With over 7,500 km of stunning coastline – including the iconic 2,500 km Wild Atlantic Way - Ireland is home to some of Europe’s most captivating waterfront properties. From dramatic cliffside retreats to charming harbourside cottages and contemporary coastal builds, these properties are consistently among the most sought-after in the country.

At Savills, our dedicated team of waterfront specialists work collaboratively across Ireland to bring unrivalled market insight and local expertise to the sale of these rare and unique homes. Through our national network, we have exclusive access to some of the finest coastal and waterfront properties – many of which rarely come to market. Our Residential & Country Agency reports that coastal and waterfront properties attract 8.5 viewers and 8.7 offers on average, with buyers often making multiple bids in competitive situations.

So, what exactly are buyers looking for in a coastal or waterfront home and what drives values for these types of homes? Liam McCarthy, Senior Negotiator with Savills Residential & Country Agency explains all.

‘’Buyers of waterfront homes tend to be discerning but their priorities are typically consistent. These types of properties appeal to a wide range of buyers – from remote workers, retirees to overseas investors and city-based professionals looking for a retreat. The top features which are consistently sought after are privacy and space, uninterrupted views, simplicity and energy efficiency, especially for walk-in condition properties. Homes which combine these features typically command a premium in the market.’’

There’s also an undeniable rarity factor. While there is over 7,500 km of stunning coastline across Ireland, much of that is protected or too rural and therefore unsuitable for residential development. Coastal land is limited by nature and stricter planning regulations in these locations means that new builds are scarce.

Liam McCarthy, Savills Residential & Country Agency

‘’Due to natural limitations and regulatory restrictions, coastal properties tend to hold their values. Many are passed down through generations, contributing to a market where demand continually exceeds supply – and that’s fueling competitive bidding. It’s very common for the sale of these types of properties to exceed expectations with our coastal and waterfront properties achieving an average premium of 21.5% above the guide price last year.’’

So, what do buyers value most when it comes to coastal and waterfront homes? These are the features that are most frequently sought after:

Privacy & Space

A sense of seclusion is essential for many waterfront buyers. Often seeking an escape from the bustle of urban life, especially city living, they are drawn to homes that offer natural privacy and generous plots which significantly enhances a property’s appeal.

Uninterrupted Views

Panoramic sea views, whether from a living room, kitchen or an outside terrace are a compelling selling point. Homes that are thoughtfully designed to maximise their setting tend to attract stronger interest and competition.

Simplicity

For overseas buyer’s holiday homeowners, low-maintenance living is a top priority. Modern homes with secure access and minimal upkeep offer the peace of mind to ‘’lock up and leave’’ – making them appealing for those not in permanent residence.

Walk-In Condition and Energy Efficiency

Turnkey homes requiring little to no renovation are in high demand. Buyers increasingly prioritise energy-efficient properties, with modern systems, recent upgrades, and strong BER ratings seen as major advantages.

While location is always a key driver of value, several features can significantly enhance the appeal (and price) of a coastal or waterfront home.

Direct Access to Water

Proximity to water elevates a property’s uniqueness and can be significant factor in determining the value of this type of property. Properties with direct waterfrontage to the sea, river, lake or even a private beach can command a premium of up to 50% compared to similar properties in the locality.

Local Amenities

Proximity to charming coastal villages or towns with year-round services – including cafés, restaurants, and shops – greatly enhances lifestyle appeal. Access to nearby golf courses, especially along Ireland’s internationally renowned coastlines, is also a highly desirable bonus.

Convenience

Properties within reach of major roads or international airports are especially attractive to second-home buyers and overseas purchasers. Ease of access ensures greater flexibility for weekend escapes from city dwellers and hybrid workers.

In summary, scarcity sells and there is a built-in scarcity factor when it comes to coastal and waterfront property. Since early 2020, there has been a stronger focus on “lifestyle living,” broadening the appeal of these homes to a diverse range of buyers including remote workers, urban escapees, and global investors. Owners view these properties not just as homes, but as lifestyle choices, personal retreats, and long-term generational investments.
