The launch process may vary from one developement to another, so it is a good idea to discuss the process with a member of the team early on so that you are fully prepared. Generally, the team will provide updates with further information via email to everyone who has registered their interest in the development. 

As we move closer to the launch date and more information becomes available, email updates with information such as the property types to be released, starting prices and launch dates will be issued to those who have registered their interest.

The houses will be available for sale on the launch day. If you decide to reserve a home, you will need the documents outlined below:

Proof of Funds

In order to successfully reserve your new home, you will need to have what is called ‘Proof of Funds’ – for most people this will be a letter of Approval in Principal (AIP) from your lender as well as cash savings amounting to the value of the property you are interested in reserving. Alternatively, a letter from your mortgage broker or solicitor will suffice. 

Help to Buy / First Homes Scheme

If you are availing of the Help to Buy Scheme (HTB) or First Home Scheme (FHS), it is best to have these approved as early as possible. 

Solicitor Details

You will need to provide the contact details of your chosen solicitor. If you have never engaged the services of a solicitor and would like some assistance, the Savills New Homes team can provide you with a panel of recommendations. 

Booking Deposit

In order to finalise the reservation, a booking deposit is required, and this is generally between €5,000 - €10,000. This takes the property off the market while you go through the legal process.

Once you place a deposit on a property, Savills will send a letter to the developer's solicitor, advising them to prepare the contract for sale. Now it's time to let your solicitor know that you have reserved a property and to expect the contract from the developer's solicitor. 

If you are getting a mortgage, don't forget to let your bank know too. They will want to arrange a valuation before they formally approve the property loan following which you will receive a formal letter of offer. 

Once your solicitor receives the contract they usually have between 21-28 days to carry out the necessary checks and raise any questions they might have with the developer's solicitor. We advise you keep in regular contact with your solicitor during this stage to ensure steady progress. 

Upon signing contracts, you will pay 10% of the property value (less the booking deposit already paid). The 10% deposit can also include the Help to Buy Scheme, if applicable. The 90% balance is due upon completion of the property, and can be paid by drawdown of a mortgage where applicable. Tentative completion dates will be provided to you by the sales team. 

Once your new home is complete and has the necessary service connections such as electricity and water, you will be invited to 'snag' your property. For piece of mind, we recommend you employ an independent snagger to do this for you. Your snagger will usually write a report and any issues raised will then be addressed by the developer, following which you will be invited back to re-inspect or "de-snag" the property. Once you are satisfied that everything is in order you will sign off on your snag and the closing notices can be issued to your solicitor by the developer's solicitor.

If you are availing of a mortgage, you should inform your lender/mortgage broker when you have been called to snag so that they can carry out their final valuation and begin the drawdown. You should also inform your solicitor, so that they can prepare for closing and arrange to transfer the funds to the developer after which you will be able to collect the keys for your new home.
