"The Dublin office market delivered a robust performance in Q2, with 585,000 sq ft of take-up recorded across 51 deals, giving an average deal size of 11,500 sq ft. This was above the five-year quarterly average of 540,000 sq ft, although 9% below the equivalent 2025 figure."

"Dublin’s industrial and logistics market reverted to long-term averages in Q2, driven by occupier demand for newly constructed units, according to the latest report from Savills Ireland. In total, 60% of space taken up were units built since 2020, up from 50% in Q1 and 37% in Q4. Following higher levels of speculative development in the last 12 months, the growth in take-up is being facilitated by a greater availability of modern units with strong ESG credentials. Take-up reached 619,000 sq ft in Q2, representing a 13% increase year-on-year, across 14 deals. With an identical number of deals to Q2 2025, the growth in take-up volumes was driven by a larger average deal size of 44,200 sq ft."

"Tech occupiers accounted for 35% of all flexible office desks taken in H1, with the sector remaining the largest single source of demand in the market, Savills data show.Tech’s share of the market was down from 50% in 2025, however, as demand diversified across a wider range of sectors. Professional services and financial services accounted for 28% and 23% of demand respectively, while life sciences businesses represented 13%. On a location basis, Dublin 2 continued to dominate the market, accounting for 89% of all flex office activity in H1. This reflects the concentration of both supply and occupier demand in the city's central business district, which is underpinned by strong public transport links. "

"Investment activity strengthened during the second quarter, with €956 million of transactions completing, bringing first-half investment volumes to €1.4 billion. We expect investment activity to maintain a similar pace through the second half of the year, which would bring annual transaction volumes to around €3.0 billion. Twenty-four transactions completed during Q2, resulting in an average deal size of €40 million—the highest since Q2 2022. However, this was heavily influenced by a single landmark transaction: the sale of the Horizon Portfolio in north Dublin by Henderson Park to the GIC and Valor joint venture for a value understood to be in the region of €485 million.Institutional investors accounted for 74% of acquisitions, while private equity firms represented 81% of disposals, broadly consistent with trends of recent quarters."

"Training defines today's AI boom, but inference will determine the long-term infrastructure requirements."

"Another energy shock tests the resilience of European logistics occupiers and investors."

"European office markets remained resilient in Q1 2026, with take-up broadly in line with recent trends and vacancy stable at 9.4%, while a sharp decline in future completions points to tightening supply and rental growth."

"Prime country home sales reached €267 million across 194 deals last year, according to Savills analysis of the Property Price Register. Total sales increased by 16% compared to the previous year with the average deal size standing at €1.4 million. Cork county was the most popular location, representing 21% of all transactions. This was closely followed by Kildare which accounted for 20% of activity. At a more local level, Kinsale was the most sought-after town with 14 sales totalling €23 million. Additionally, analysis of Savills prime country homes sales figures found that upsizing continues to be the most common reason for buying. Similarly, half of sellers were trading down, indicating alignment between both sides of the market. Despite economic headwinds, including likely upward pressure on inflation later in the year, we expect the prime country homes market to remain resilient in 2026."

"Development land deals amounted to €197.7 million in the opening quarter, representing a rise of 55% on Q1 2025 and the best first quarter performance since 2019. A total of 22 deals were recorded, which was an increase of 5% on the same period a year ago. "
