"Development land deals totalled €104.5 million in Q2, which compares with a five-year average of €128.3 million. The largest deal was the €18.0 million sale of Lehaunstown, Dublin 18, located within the Cherrywood Strategic Development Zone, to the Land Development Agency. Surprisingly, just 12% of site sales had planning already in place, compared to the five-year average of 41%. Our sense is that this reflected a situation where the amount of available land with planning approval has tightened, rather than a lack of demand for permitted lands. While this was likely just a quarterly anomaly, it will be interesting to observe over the second half of the year. "
