Savills Ireland & CBRE have been appointed on behalf of the landlord, Avam Group to launch the Wythe Building, a six floor 17,494 sq. ft. new build office block in Dublin’s Central Business District moments from St Stephen’s Green.
The building, which Savills and CBRE are jointly leasing, and is due for completion in March 2019 is well underway. An entire floor has already been reserved, and the leasing agents have received many expressions of interest from parties seeking to take the remining floors.
According to Conor Egan of Savills Ireland:
“There is a scarcity of high-quality office space in this size bracket - most higher end spaces in the city tend to cater for larger occupiers. The Wythe building is therefore unique as a more intimate scale of new build which offers floorplates of 2,121 sq. ft to 3,531 sq. ft is hugely advantageous for smaller sized occupants who struggle to find high quality new build office space.”
Internally, the space is set to meet LEED Gold Specification with raised access floors, suspended metal ceiling tiles and LED light fittings. Externally, the architects, NBDA have opted for a subtle, façade which echoes the proportions of a pair of Georgian houses. Elements of exposed brickwork are said to be a nod to the site’s heritage, once home to Dublin’s Stonecutters and Bricklayer’s Guild Hall.
According to Savills, who advised on the acquisition of the land and were consultants in the design stage, noteworthy characteristics include the double height reception and its tessellated feature wall. The roof terrace with its large, wraparound balconies providing panoramic views stretching from across the city centre as far as the Dublin mountains is also a standout.
Only five minutes from the retail mecca of Grafton Street, the building fronts onto Cuffe Street which links the prestigious St. Stephens Green with the Camden Street district known for its array of bars, restaurants and concert venues. Other companies who have taken space in the neighbourhood include KPMG, Byrne Wallace, The Department of Foreign Affairs and Iconic Offices CBD address, The Greenway.
The Wythe building has excellent transport connectivity with the Luas, multiple bus routes and Dublin bike docks all within a few minutes’ walk. Meanwhile, the Wythe Building will have twenty-four bicycle spaces and three shower blocks for employees planning to run or cycle to work.
