State of the art office building on Dublin’s Pembroke Row due for completion this year

Construction has commenced on Kildress House – a 22,216 sq. ft. office building adjacent to LinkedIn’s EU HQ on Pembroke Row in Dublin.

Due for completion in December of this year, the six-storey Grade A office block – which is being developed by McAleer & Rushe – is designed to the highest specification, with flexible and efficient floor plates suitable to a wide-range of office occupiers.

Savills has been appointed to lease the building, and is currently seeking occupiers at a rent of €55 per sq. ft.

Kildress House will stand on the site of a smaller 1970’s building of the same name which was also developed by McAleer & Rushe. On the other side of Pembroke Row, directly opposite the LinkedIn building, Oakmount are developing a new Apartment building which will have commercial space at street level.

The location of Kildress House – on Pembroke Row between Lower Baqgot Street and Wilton Place and just across the Grand Canal from Upper Baggot Street and Burlington Road – is popular with a whole host of international renowned companies, including LinkedIn, Amazon, Fitbit, Shire and Bank of Ireland. IBEC and the ESB are also nearby.

Kildress House is situated in a key position in Dublin’s central business district and has convenient access to a variety transport options including bus, LUAS (light rail), DART (train) and Dublin bikes.

The building is also within walking distance of a cluster of cultural and lifestyle amenities such as St Stephen’s Green, the Grand Canal Theatre, National Gallery and the Aviva Stadium. Dining options are also plentiful, with 38 restaurants and cafes situated less than 5 minutes from Kildress House.

McAleer & Rushe, the Tyrone based developer and contractor, have been active in the Dublin market for over 40 years. They have also developed many mixed-use schemes in the UK and are the contractor of choice for many leading hotel operators. Current Dublin projects include the new Maldron Hotel at Tara Towers and 301 bedroom hotel at Bow Lane which is due for completion Summer 2019. Other projects include the development of a new HQ for Deloitte in Belfast and The Brinell Building in Brighton – which will provide 65,000 sq ft of Grade A accommodation. McAleer & Rushe were also behind the development of the new 126,000 sq. ft. Belfast City Council HQ.
